Seagrove Beach, Florida

Located along Highway 30A on a prominent corner site in Santa Rosa Beach, Florida, this multi-family project adds three floors atop a popular restaurant. This addition of eight luxury condos fulfilled the second phase in completing the Downtown Seagrove mixed-use development in September of 2017. Each of the residences, ranging between 2,500sf and 4,000sf, include three-bedroom open floor plans and private exterior spaces, along with many unique features and interior finish choices. Two penthouse units, each comprising 1,500sf of floor space and expansive roof terraces with outdoor kitchens, were designed as entertaining suites. Interior spaces of all of the units enjoy incredible views of the Gulf of Mexico by virtue of floor to ceiling glazing that extends along the entire southern facade. The development has also preserved a green space directly across the highway in order to maintain an open view corridor and to allow direct beach access for the residents.

The building’s concrete structure is clad in a combination of plaster stucco and horizontal lap siding using tones of white and gray. Floor slabs stretch out and extend along the south elevation to provide covered exterior terraces responding to the local climate. These strong horizontal lines and recesses created by the floor extensions, combined with the vertical lines of the exterior column grid, give the building an interesting layering effect punctuated by the play of shade and shadow. The architecture invokes a sense of openness towards the horizon while simultaneously assuming a scale that mediates between the vastness of the ocean, the linear stretch of highway, and the surrounding residential development.

Capitalizing on the beautiful views of the emerald-colored Gulf waters, convenient beach access, and architecture showcasing a combination of Art Deco, Old Florida, and Coastal Modernism vernaculars, the residents of this beachside development enjoy a life of pure luxury.
